Terms and Conditions

Effective date: July 13, 2026

By using this website, buying a prepaid service credit, or hiring us, you’re agreeing to what’s below. It’s written to be readable. If something here doesn’t make sense, call and ask.

1. What we do

USA Hoarding Cleanup provides hoarding cleanup, extreme clutter removal, biohazard remediation, gross filth cleaning, deep cleaning and sanitization, odor removal, and pest aftermath cleanup.

We are the company that does the work. We are not a lead broker, a referral network, or a directory that sells your job to whoever bids lowest. Our own trained crews perform the services, working to applicable local, state, and OSHA safety standards.

2. Estimates and the scope of work

Any figure we give you before we’ve seen the property is an approximation, not a quote. A binding estimate follows a walkthrough and is provided in writing.

Properties in this condition hide things. If we open a wall and find contamination nobody knew about, or the subfloor turns out to be compromised, the scope changes — and if it does, we stop, tell you, and get your approval in writing before doing the additional work. We don’t run up an invoice and present it at the end.

3. What we need from you before we start

  • Tell us what’s in the house. Especially needles, weapons, chemicals, ammunition, live animals, or a death in the home. We can handle all of it — we just need to arrive prepared. Undisclosed hazards are the one thing that genuinely puts our crew at risk.
  • Remove or identify valuables first, if you can. Cash, jewelry, firearms, and critical legal documents. We find these constantly and return them, but the safest place for them is with you before we arrive.
  • You must have the right to authorize the work. Owner, executor, legal representative, landlord, or someone with written authority. If you don’t, we can’t proceed.

4. Prepaid service credits (Family Cleanup Fund)

  • Credits are prepaid toward our services. They hold no cash value and are not redeemable for cash.
  • They can be used toward any of our cleanup services, anywhere we operate.
  • Partial redemption is allowed. If a credit isn’t fully used on the first phase of a job, the remaining balance stays on the code for later.
  • Credits are not refundable once issued, though they are transferable within a family — call us and we’ll sort it out.
  • Check a remaining balance any time on the balance checker.

5. Payment

Payment terms are set out in your written estimate. Larger projects are typically staged, with payment tied to phases of the work rather than a single lump sum at the end.

Where the work is billed to a state Medicaid waiver, no work begins until a service authorization number is confirmed. That rule exists to protect the client and the program, and it does not bend.

6. Cancelling or rescheduling

Call us. Life gets in the way of these jobs more than most, and people change their minds about a cleanup for reasons we understand completely. Cancellation terms are in your written estimate; we’re not in the business of penalizing someone who wasn’t ready.

7. Limits on our liability

We’re careful, we’re insured, and we still have limits.

We’re not liable for damage or delay caused by conditions that weren’t disclosed to us and weren’t reasonably discoverable at the walkthrough — hidden structural decay, concealed chemical hazards, undisclosed infestation, or pre-existing damage under the accumulation. We’re also not liable for items you asked us to discard, or for the loss of items you did not identify as valuable and which were not reasonably identifiable as such.

Where we are liable, our liability is limited to the amount you paid us for the work in question.

None of this limits anything that can’t be limited under the law of your state, and none of it applies to injury caused by our own negligence.

8. Photographs

We photograph job sites for documentation, insurance, and Medicaid audit purposes. Those photographs stay in your file. We do not publish images of your home, and we don’t use them in advertising unless you have given written permission, which you are under no obligation to give.

9. Calls and texts

Giving us your number means we may call or text you about your job. Message and data rates may apply. Reply STOP to opt out of texts. Our lines are recorded for quality and training.

10. Website content

The content on this site — including the state pages and the guidance on cost, insurance, and Medicaid — is general information, not legal, medical, insurance, or financial advice. Waiver programs and coverage rules change. Verify anything that matters to your situation with the agency or carrier before you rely on it.

Financing links on our financing page go to independent lenders. We don’t lend, we don’t originate loans, and we don’t make approval decisions. Your agreement with a lender is between you and them.

11. Governing law

These terms are governed by the laws of the Commonwealth of Virginia, without regard to its conflict-of-law rules, and any dispute will be handled in the courts located there — except where the law of your own state gives you a right to bring a claim locally, which we don’t attempt to take away.
